Job Description

  • Supervise the subcontractors closely during all stages of build.
  • Conduct site inductions and raise relevant permits with subcontractors when necessary. Assist the subcontractors by providing information/drawings/standard details and advice as required.
  • Review the internal build programme daily/weekly with the Project Manager/Senior Site Manager to check that all the homes are on target with the programme dates set.
  • Responsible for ensuring that any work is carried out to the highest standards and in line with the appropriate guidelines. Work must be accurately evidenced/recorded on Fieldview with each sub-contractor and the appropriate 'Hold Points' must be signed off by the Project Manager.

  • Highlight to the Project Manager any concerns with subcontractors labour shortage or the quality of their work.

  • Ensure that Berkeley Homes best practices are adopted with the appropriate protection/signage being used to ensure the home, fixtures and fittings are being respected at all times. Educate the subcontractors as required if procedures are not being followed.

  • Liaise closely with the Buying Department to ensure the necessary materials are called off and delivered to meet the build programme. Take responsibility for materials which you have ordered in terms of quality during construction and storage.
  • Liaise with warranty provider to ensure inspections are carried out to obtain Completion Certificates as required.
  • Support the Finishing Manager by ensuring the home is handed over to them on the agreed date and that the workmanship meets the required standards.

  • Follow the Health & Safety guidelines on site, take a proactive approach to ensure a safe culture is being adopted at all times.

  • Help the team to achieve over 70% Net Promoter Score and 90% or above on the 'Ready' and 'Clean' questions on the IHR surveys.
  • Instruct and record any day works including possible contra charge. Consider whether photographic evidence is necessary.
  • Ensure site presentation is maintained for whole site at all times

  • To understand and complete the BHOC Quality Management System at the required stages including ensure project manager is aware of hold points in advance and any potential issues.

  • Ad hoc duties as required.
