Commercial Manager - Reactive Maintenance / Gas Repairs

£60,000 + Package

North West London

Company:

Newly formed in house repairs and maintenance service responsible for the management of 15,000 properties across North West London.

Role:

Full time dedicated resource to take the commercial lead for the in-house repairs, voids and gas service

Lead all commercial activities involving new contract awards, commercial negotiations with suppliers, budget ownership, cost control, variations approvals, finance reporting, materials expenditure reporting, labour costs reporting, fleet expenditure reporting and to seek opportunities for future commercial growth.

  • This role will lead all commercial activities in relation to the Repairs & Estates in-house service.
  • Lead on all contract awards and tenders required for the service in close collaboration with the procurement team
  • To lead on all commercial negotiations with suppliers and contractors to the service, to continually review our commercial arrangements and ensure we are achieving value for money
  • To have ownership of the budgets allocated to the service and to work collaboratively with the Senior Repairs Manager to maximise our commercial position whilst remaining within allocated budgets
  • Lead on all aspects of cost control, variations approvals and finance reporting
  • Interrogate and validate all materials expenditure incurred by the Repairs & Estates service
  • Interrogate and validate all labour expenditure incurred by the Repairs & Estates service
  • To interrogate and validate all fleet expenditure incurred by the Repairs & Estates service
  • Be the commercial lead as part of the team over seeing the 'go live'
  • Be the lead in resolving any commercial issues arising
  • Act as a lead member of the mobilisation project team
  • Participate in all workshops and training for the agreed business processes

The successful candidate must have:

  • Extensive and successful work history in the social housing sector, demonstrating a thorough understanding and application of commercial management in relation to the delivery of repairs, voids and gas service delivery.
  • Experience of leading on contract awards and tenders
  • Experience of leading on commercial negotiations with suppliers and contractors
  • Extensive budgetary responsibility up to the value of £20m per annum

Key Knowledge:

  • A trained or qualified Quantity Surveyor by profession
  • Advanced knowledge of current Nat Fed schedule of rates contracts
  • Advanced knowledge of cost control and materials management within systems along with both budgetary and financial reporting from the system
  • Advanced negotiating and interpersonal skills and the ability to manage key relationships with commercial partners.
  • Excellent analytical skills, along with a high level of creativity, in order to consider difficulties and challenges and find innovative and workable solutions. This includes making recommendations for change and managing the implementation of these recommendations.
  • Advanced decision-making skills, with the ability to quickly understand the complexity and potential risks of any given situation and utilise the information available to assess the possible consequences and impacts, before confidently making a sound commercial decision.
  • Excellent communication skills with considerable experience in preparing complex reports, strategies, policies and procedures for a range of audiences - executive, senior management, staff and stakeholders
  • Excellent leadership skills, and the effective ability to motivate staff and teams to succeed and generate confidence under challenge
