Site Manager - Social Housing Planned Works

We're recruiting on behalf of a leading main contractor that has built an excellent reputation for delivering high-quality planned refurbishment programmes for local authorities and housing associations. Due to continued growth and the award of new long-term frameworks, they are looking to appoint an experienced Site Manager to join their operational team.

The Role

As Site Manager, you will take responsibility for the day-to-day management of planned works projects within occupied social housing, ensuring works are delivered safely, on programme, within budget and to the highest quality standards.

Typical projects include:

  • Kitchen and bathroom replacement programmes
  • Window and door installations
  • Roofing works
  • External decorations
  • Internal and external refurbishments
  • Decent Homes programmes
  • Energy efficiency and retrofit works

Working closely with the Contracts Manager, Resident Liaison Officers, Commercial team and subcontractors, you'll ensure projects run efficiently while maintaining excellent customer satisfaction.

Key Responsibilities

  • Manage day-to-day site operations across planned works projects.
  • Coordinate subcontractors, direct labour and suppliers to deliver programmes efficiently.
  • Ensure all works are completed safely and in line with company procedures.
  • Monitor quality standards and carry out regular site inspections.
  • Ensure projects are delivered on time and within budget.
  • Maintain excellent relationships with clients, residents and stakeholders.
  • Work alongside Resident Liaison Officers to minimise disruption to tenants.
  • Complete site records, reports and progress updates.
  • Conduct toolbox talks and ensure full health and safety compliance.
  • Resolve on-site issues quickly and effectively to maintain programme delivery.

About You

We're looking to speak with experienced Site Managers who have a strong background delivering planned maintenance projects within the social housing sector.

You'll ideally have:

  • Previous experience as a Site Manager working for a main contractor.
  • Strong knowledge of planned works within occupied social housing.
  • Experience managing kitchen and bathroom programmes, external works or Decent Homes projects.
  • Excellent leadership and organisational skills.
  • Strong understanding of health and safety legislation.
  • Ability to manage subcontractors and site teams effectively.
  • Excellent communication and customer-facing skills.
  • Full UK Driving Licence.
