Job Description - Voids Supervisor

Location: Hertfordshire
Contract: Temporary, ongoing (3-6 months)
Salary: £47,000-£50,000 per annum, depending on experience

The Role

We are currently recruiting for an experienced Voids Supervisor to oversee void refurbishment and reinstatement works across a housing portfolio in Letchworth. This is a temporary, ongoing opportunity for an initial period of 3-6 months.

The successful candidate will be responsible for supervising operatives and contractors, ensuring empty properties are refurbished to the required lettable standard, completed safely and returned to use within agreed turnaround times.

Working closely with Lettings, Housing, Asset Management and Compliance teams, you will play a key role in improving void performance, reducing delays and ensuring properties are ready for new tenants as efficiently as possible.

Key Responsibilities

• Supervise and coordinate operatives and contractors carrying out void refurbishment and reinstatement works.

• Ensure properties are completed to the agreed lettable standard and within target turnaround times.

• Monitor productivity, workmanship and quality, addressing any issues promptly.

• Carry out property inspections and ensure all works meet health and safety, compliance and quality requirements.

• Manage labour, materials and resources effectively to minimise delays and unnecessary costs.

• Monitor void performance, identify potential delays and implement solutions to keep works on track.

• Liaise with Lettings, Housing, Asset Management and Compliance teams to ensure properties are ready for occupation.

• Ensure all necessary repairs, remedial works and compliance requirements are completed before properties are handed back.

• Maintain accurate records of works, progress, inspections and contractor performance.

• Support continuous improvements to void processes, turnaround times and overall service delivery.

Essential Requirements

• Previous experience in a Voids Supervisor or similar supervisory role within social housing or property maintenance.

• Experience overseeing operatives and contractors carrying out void repairs, refurbishment or reinstatement works.

• Good understanding of lettable standards, property inspections and repair quality.

• Knowledge of health and safety requirements and property compliance.

• Strong organisational, communication and problem-solving skills.

• Ability to manage competing priorities and deliver works within tight deadlines.
