Disrepair Surveyor
Location: East London
Contract: Temporary
Rate: £27-£36 per hour (depending on experience)
We are currently recruiting for an experienced Disrepair Surveyor to work with a Local Authority in East London on a temporary basis. This role is ideal for a property professional with strong technical knowledge, excellent report writing skills, and proven experience managing housing disrepair cases within a local authority or social housing environment.
You will be responsible for inspecting residential properties, diagnosing building defects, and managing disrepair claims from inspection through to resolution. The role requires close collaboration with legal teams, contractors, housing officers, and residents to ensure works are specified accurately, delivered on time, and in compliance with statutory and regulatory requirements.
Key Responsibilities:
Carry out detailed inspections of council-owned residential properties in response to disrepair complaints and legal claims
Diagnose building defects, including damp and mould, structural issues, leaks, and general property condition failures
Prepare clear, accurate schedules of works, specifications, and cost estimates
Act as the technical lead on disrepair cases, supporting legal teams with expert advice and evidence
Prepare written reports, photographs, and documentation suitable for legal proceedings
Monitor contractor performance, inspect works on site, and sign off completed remedial works
Ensure works are delivered in line with Housing Health and Safety Rating System (HHSRS), Decent Homes Standards, and relevant legislation
Liaise with tenants, leaseholders, contractors, and internal stakeholders, providing clear communication throughout the process
Manage multiple cases simultaneously, ensuring deadlines and court-related timescales are met
About You:
Proven experience working as a Disrepair Surveyor within a Local Authority or social housing setting
Strong technical knowledge of residential building construction and maintenance
Sound understanding of housing legislation, HHSRS, Landlord and Tenant Act, and disrepair protocols
Excellent report writing and documentation skills, with experience producing evidence for legal claims
Ability to manage a high caseload and work to strict deadlines
Strong communication skills with the ability to deal professionally with residents, including vulnerable tenants
Organised, methodical, and able to work independently
Desirable:
Relevant qualification in Building Surveying, Construction, or Housing
Experience working closely with legal services on disrepair litigation
