Repairs and Voids Supervisor

Location: West London
Salary: Up to £44,000 per annum
Contract Type: Permanent, Full-Time

About the Role:

We are seeking an experienced and motivated Repairs and Voids Supervisor to join our property services team, delivering high-quality maintenance and voids management across our housing stock in West London. This is a vital role in ensuring that our residents receive a safe, well-maintained home and that void turnaround targets are met efficiently and cost-effectively.


Key Responsibilities:

  • Supervise day-to-day responsive repairs and void works, ensuring all jobs are completed on time, to budget, and to a high standard.

  • Manage and monitor a team of operatives and subcontractors, ensuring productivity and quality of work.

  • Carry out pre- and post-inspections of works, raising work orders, and ensuring compliance with health & safety regulations.

  • Liaise with residents, contractors, and internal teams to ensure excellent customer service and timely resolution of issues.

  • Assist in managing budgets, tracking costs, and producing performance reports.

  • Ensure void properties are inspected, scoped, and returned to lettable standards quickly and efficiently.

  • Support compliance with statutory and regulatory requirements including gas safety, asbestos, and fire safety where applicable.


Requirements:

  • Proven experience in a similar supervisory role within repairs and maintenance or voids management in the social housing sector.

  • Strong knowledge of building maintenance, construction methods, and health & safety legislation.

  • Experience supervising both directly employed operatives and subcontractors.

  • Excellent communication and organisational skills.

  • IT literate with experience using housing or repairs management systems

  • Full UK driving licence.
